URA: Private Properties Can Only Hold No More Than 6 Unrelated Tenants Starting May 15
No more than 6 unrelated persons can occupy private residential properties as mandated by Urban Redevelopment Authority to real estate agencies last May 11.
It used to have eight unrelated persons to share a private unit however existing occupants of seven or eight heads are no longer allowed starting May 15, 2019 whether or not the tenancy agreement is still current.
The letter that was sent to notify real estate agencies has been passed in the Parliament as part of the February Planning (Amendment) Bill and home owners must comply to the new rules, else will be subject for investigations.
International Property Advisor Chief Executive Ku Swee Yong has said this change will greatly affect small and medium enterprises such as restaurants needing shift workers which normally rent out apartments to house eight workers.
But this time, cost will increase as it will now rent two apartments due this new order.
Home-sharing will also be affected sooner or later as URA has been working on other options to implement a new category on short-term rentals for private homes.
However, when it comes to Housing Board Flats with three bedroom units, it can hold six subtenants for occupancy while four bedroom units and higher can accommodate nine tenants in compliance of this new rule.
