租霸都有得保??
早一排, 在生果報看到一些關於地獄租客(租霸)的報導, 相信各位對租霸的故事耳熟能詳,拖租、人間蒸發、無理要求、反咬業主甚至破壞單位等層出不窮,有心人裝冇心人,難道業主就只能自求多福?《業主與租客條例》在 04年生效後,租約一滿,業主即可收樓,比以往方便很多,對業主保障多了。可是即使條例修改了,都只有對低階租霸有效,而面對專業級地獄租客仍如同虛設,即使收到樓,都可能已經滿目瘡痍及損失多個月的租金收入。
面對租霸這個問題,坊間自然有多種應對方法:如找租務託管公司或小型地產代理代為對物業的租務管理;要求地產公司介紹好的客戶;在租霸黑名單中找尋;要求核對正本入息及工作證明;在租務條例上列明所有收樓規則等等。
然而這一切,都只能盡量預防租了給租霸,因應這問題,市場上有一種俗稱「租霸保險」計劃,業主或可考慮買個安心.
